Welcome to Three Rivers Refresh. By booking a service with us, you agree to the following Terms & Conditions. These policies are designed to ensure a smooth, safe, and professional experience for both our clients and our team.

1. Services Provided

We offer residential, commercial, vacation rental, and short-term rental cleaning services. Each service is performed according to the scope and checklist discussed during scheduling. If additional work is requested on-site, we may adjust pricing accordingly.

2. Pricing & Estimates

All pricing is based on the information provided by the client at the time of booking. Estimates may be adjusted if the actual condition, size, or scope of the property differs from what was originally communicated.

Flat-rate or hourly pricing will be confirmed before service begins. Taxes and additional fees (such as add-ons or excessive mess fees) may apply.

3. Access to Property

Clients are responsible for providing safe and timely access to the property at the scheduled service time (keys, door codes, host instructions, etc.). If cleaners cannot access the property, a lockout fee may be charged.

4. Cancellations & Rescheduling

We understand that plans change.

  • Cancellations or rescheduling within 24 hours of the appointment may result in a cancellation fee.
  • Same-day cancellations or no-shows may be charged the full service amount.
  • Recurring clients who repeatedly cancel may lose their time slot.

5. Payments

Payment is due at the time of service unless otherwise agreed upon in writing. We accept cashless payment methods (credit, debit, ACH, etc.). Late payments may result in late fees or paused services.

6. Safety & Working Conditions

To ensure our cleaners’ safety:

  • We do not move heavy furniture or clean areas that require ladders over a certain height.
  • We cannot clean hazardous, biohazard, or unsafe environments.
  • Aggressive pets must be secured during service.

7. Personal Items & Valuables

Please secure valuable items before your cleaning. While we take great care during service, we cannot be held responsible for damage to unsecured valuables, fragile items, or pre-existing damage.

8. Property Condition

Excessively soiled properties may require additional time or fees. These include, but are not limited to:

  • Hoarding situations
  • Heavy pet shedding or accidents
  • Mold, pests, or bodily fluids
  • Post-construction debris

We will inform you before proceeding with additional charges whenever possible.

9. Laundry (If Applicable)

When laundry is included, we are not responsible for shrinkage, discoloration, or damage to items that are not labeled or are sensitive fabrics. Please communicate special instructions ahead of time.

10. Turnover Cleaning Policies (STR/Vacation Rentals)

For short-term rental turnover services:

  • Hosts must provide clean linens unless laundry service is included.
  • We are not responsible for guest belongings left behind.
  • Inventory restocking requires the host to supply products unless otherwise arranged.
  • We will notify hosts of any visible damage or issues, but we do not guarantee full inspection coverage.

11. Commercial Cleaning Agreements

Commercial clients may be required to sign a separate service contract outlining cleaning scope, frequency, access terms, and payment schedule.

12. Privacy

We respect your privacy and will never share your personal information without your consent, except as required by law.

13. Changes to These Terms

We may update these Terms & Conditions periodically. Continued use of our services constitutes acceptance of any updated terms.
